The biggest concern for folks investing in property in Mexico is the fear that their property
may not be held legally and may be confiscated.  There are rip offs and scam artists in every
country and you must be careful. Modern policies and honest realtors have developed
sound guidelines for purchasing property properly. The Mexican government is actively
courting American investment in the country and it's communities, and going to great
lenghts to make the process easy and secure. We retain the services of a Mexican lawyer,
realtor and Notorio Publico. In Mexico, a Notorio Publico is a combination judge, lawyer and
arbitrator, and are very powerful legal entities. The three keep us advised on taxes,
changes in Mexican law, and any other legal situation which they feel we should be aware
of.  We have already gone through the legal process to guarantee ownership, but we don't
ask you to take it on faith. We will supply legal documentation along with certified
translations (All legal documents in Mexico must be in Spanish) and title guarantee. We also
encourage our buyers to do a title search for themselves. There is a great American
company that specializes in Mexican title searches, Stewart Title Co. Their main office is in
Arizona. Search the web or call information for their phone number
to assure yourself of
their validity. You will find that we have the best possible title available. Our property was
originally part of a Mexican collective farm called an "Ejido". The collective owners voted to
split up the property, each taking an equal portion and  converting it to private property. You
may not personally hold title to any ejido land, but once the owner converts it to private
property all previous claims to title are removed. Basically, that owner becomes the first
and only owner of that property.  Ever. In effect we purchased  the land from the original
owner.
What we offer is protection under our legal entity, which is registered with the Mexican
government and documented in Mexico City and Ensenada (The county seat) along with the
property title.

We are continously working on development. We have put in a road some 2 miles long to
give access to the beach and all lots. We have the first of three fresh water well in place,
and have all parcels numbered and staked out.

Our next steps will be a full time, live in security man ( family) who will also be the care
taker
.  Water is free, fresh, plentiful and delicious .
As this is private property, once security is in place we will build an entry way wall and gate
at both ends of the road (Hwy and beach),  and all residents will have their own keys.
As each well is complete, we plan to build  communal restrooms and showers at each one.
Several of us plan to retire there, and we have a multitude of plans, which include a future
cantina and bar, laundry facilities and ice.

Additional Fees and Restrictions.

CC&R fees will be used for property taxes, road and well maintenance, security and other
fees associated with the project. All fees and CC&R's will be provided in writing to our
clients. Our fees are the lowest anywhere in Baja!
We are not big on restrictions, our philosophy is freedom, and that's what we go to Baja
for. Common sense and respect and consideration for our neighbors is our plan. We
strive for the ecological well being of the land and
protection of all natural resources.
